Is it time to inspect and clean your roof?
A regularly scheduled roof inspection and a good roof cleaning will not only make your home functional and attractive, but it can extend the life of your roof.
The roof on your home or business plays a very important role:
- It protects your property from the elements
- Helps to keep your home energy efficient
- Serves as an “architectural beauty cap” for the structure
Here is what to anticipate every year, especially during spring and autumn seasons:
Debris, leaves and pine needles – if such remnants collect over time they will hold and trap moisture and anything that holds moisture will cause blockage, add extra weight and cause growth of mold. This includes the roof and gutters drainage system. Do-it-yourself solution: Use a rake or air blower to clear the congested roof area and gutters. Try not to cause additional damage to the roofing shingles and dents to gutters.
Tree branches – if tree limbs touch a roof they can easily damage it by scraping over it causing the shingles and protective granules on shingles to loosen. Overtime, this will cause serious damage and require roof replacement even sooner than expected. Do-it-yourself solution: Pay extra attention to trees in close range to your house and trim branches that have overgrown and are touching the roof surface.
Mold, algae, fungus – if there are discolored streaks visible on the roof this may be the first indication of mold. Mold is a type of fungi and is fuzzy in appearance and may carry different colors. Mold can damage roofing by eating away at the roofing material resulting in leaks. Most major roofing manufacturers offer algae-resistant roof shingles that have specially formulated pellets that inhibit algae growth. Additionally, they may offer manufacturer protection warranties for such issues. Do-it-yourself solution: A cleaning mixture of 4 gallons of water, 1 gallon of bleach and 1 cup of trisodium phosphate can be used to clean the roof surface. Let it sit for 20-30 minutes and rinse with low-water pressure. The roof surface may become slippery so exercise caution. Remember to protect yourself, as well as your house, plant life and shrubs since chemical runoff can cause damage to you and your yard. Another option is a treatment of chlorine bleach or copper sulfate solution applied with a garden sprayer. Never use high-power wash on shingles since this can remove the protective granules and cause premature shingle failure.
Moss – it thrives in a damp and shady environment and usually grows on the north side of the roof where there is less sun exposure. Overtime, it can cause roofing to degrade. Do-it-yourself solution: Trimming tree limbs and removing leaves from roof surface and gutters. A cleaning solution of zinc or copper applied along the ridgeline can help. Again, wear protective clothing. Shield your house, and garden appropriately.
Gutters, downspouts, fascia and soffit – debris, such as leftover fall leaves, spring pollen, broken tree branches, heavy winter snow all contribute and can lead to clogged gutters and downspouts. Damaged soffit and fascia can be an ideal place for water to collect and cause mold growth and deterioration. Do-it-yourself solution: Inspect and check that water can easily flow through the gutters and downspouts and repair and loose nails or dislodging. Check for damaged or rotted fascia, soffit boards, drywall and framing. Also, check for nests and rodents nestling underneath the roof overhang.
Missing roof shingles, chimney, flashing – missing metal pieces, displaced pieces around chimney and exhaust pipes, valleys, outer edges, damage, breakage, cracks, dents, etc. If left neglected, it can become a costly repair and/or replacement expense. Do-it-yourself solution: Inspect all exterior areas of house. If you are able to fix minor repairs yourself, take precautions. Otherwise, call for professional roofing help.
If you decide to make minor repairs yourself, please remember to always wear protective gear and to use proper tools and support. For major work consider contacting Pro Home 1 to get the roofing job properly done.
