Now, that you have purchased a roof warranty, there are variables when it comes to understanding what is covered. It is the home owner's responsibility to know and fully understand what type of roof warranty was purchased. A roof warranty is good as the roof installation itself. WHAT IS NDL WARRANTY?

NDL stands for "no dollar limit" and ensures the roofing manufacturer will cover costs associated with repairing a roof leak.

WHAT IS ORIGINAL COST WARRANTY?

The roof manufacturer will cover repair costs up to the total of the original roof purchase.

WHAT IS PRO-RATED WARRANTY?

This type of roof warranty diminishes in value over the life of the roof system and the cost of roof materials will fluctuate, most likely increase in price. So, you will be paying a portion of the repair costs and materials which may be a lot more than at time of installation.

WHICH IS A BETTER CHOICE: A PRO-RATED WARRANTY OR NDL WARRANTY?

For example, you decide to purchase a 30-year pro-rated roof warranty with NDL coverage for the first 10 years. Starting with year 11, the cost of repairs begin to decline, so during year 11 you may be covered for only 80%; in year 13 about 40% and so on. Pro-rated warranties cost less initially but you may have to spend more money later on. In this case, it may have been beneficial to choose a 15-year NDL warranty instead of a 30-year pro-rated warranty. Also, keep in mind to take other variables into consideration.

WHAT IS YOUR RESPONSIBILITY, AS HOMEOWNER TO MAINTAIN YOUR ROOF WARRANTY?

  1. Regularly Scheduled Roof Inspections – most roof warranties require or recommend regular roof inspections because lack of regular maintenance can lead to problems which will not be covered under the warranty due to neglect. You, as the homeowner should keep track and ensure your roof has regular inspections.
  2. Immediately Reporting Roof Leaks – most roof warranties require notification of a roof leak within 30 days of occurrence or another time specified. Waiting too long to report roof leaks may void your warranty.

IS A ROOF WARRANTY TRANSFERABLE?

Each manufacturer offers different warranty specifications. However, most will authorize a warranty transfer to a new owner at an additional cost. Also, keep in mind that many transferable warranties can only be passed on only once.

A ROOF WARRANTY IS ONLY AS GOOD AS THE ROOF INSTALLATION

Roof warranties go hand-in-hand with a solid and professional roof installation. Make sure you hire a roofing contractor who is certified with a roofing manufacturer. A roof warranty will not protect you from a failed roof installation.
